Course Description: This course will help students gain valuable insight and a working knowledge of the various theories and methodologies for performing residential site valuation and developing the cost approach in appraisal practice. Various costing methods will be discussed and applications of the cost approach in residential appraising will be examined. The important distinction between replacement cost, new and reproduction cost will be discussed, along with an in-depth look at accepted methods for estimating accrued depreciation.

    • Yes.  The online course must be taken within 6 months of registration date.  After 6 months, the course will automatically expire and will not be accessible.  You can purchase an extension.   • How many times can I take the final exam?
    • For all qualifying education courses (except the 15-hour USPAP course which has a limit of 3 attempts to pass the exam) you can have an unlimited numbers of exam attempts.
  • What is the passing score for the final exam?
    • All exams (except for the 15-hour USPAP course, which requires a 74% score)  require a 70% score to pass.
  • How do I get my course certificate?
    • Upon passing the final exam, both you and your exam proctor must sign the completed Proctor Form.  To receive credit for this course, you must email the completed and signed Proctor Form to the school (DLMoore@neb.rr.com) within 5 business days.   Once you have successfully passed the exam; and the completed and signed Proctor Form has been received, you will be emailed your passing certificate via email within 2 to 3 business days.  Retain this certificate for your records.  You will need to submit a copy of this certificate to the Appraiser Board when applying for an appraiser credential.
